San Diego investor paid $36 million for Trillium Papago

MG Properties Group of San Diego paid $36 million for Trillium Papago Apartments in Phoenix.




Trillium Residential sold Trillium Papago Apartments at 4950 E. Van Buren St. in Phoenix to MG Properties Group of San Diego for $36 million. Both the buyer and the seller represented themselves in the sale of this 270-unit luxury apartment community. The buyer plans to rebrand the property as Ascent at Papago Park.

Major Deals

AFK Real Estate Investments, a Delaware LLC, sold the 123-Space Shadow Ridge manufactured housing community at 8595 N. 71st Ave. in Glendale to Shadow Ridge Estates, a Delaware LLC, for $4.75 million. Geff Gunsalus of Tonto Property & Management represented the buyer and Doulas Danny of Marcus & Millichap Inc. represented the seller.

Impact Church of Scottsdale sold the Impact Church building at 15650 N. 83rd Way in north Scottsdale to Scottsdale Training Facility Partners LLC of Scottsdale for $3.3 million. Greg Hopley of Colliers International represented the seller, and John Quatrini of Shell Commercial Investment Real Estate of Scottsdale represented the buyer of this 23,000-square-foot commercial building, who will use the facility for sales training and motivational speaking for large companies.

Hudson Realty Capital LLC of New York sold a 16-acre farmland parcel at the southwest corner of Lower Buckeye Road and Avondale Boulevard in Avondale to TGV Investments LLC of Phoenix for $1.44 million. Paul Holland, John Finnegan, Chaz Smith, Ramey Peru and Adam Hood of Colliers International represented the seller. Rob Martensen, also with Colliers, represented the buyer of this alfalfa-farmed land purchased as part of a 1031 exchange.

Promotions and hires



Victoria Benavidez

Victoria Benavidez joined Lee & Associates Arizona in Phoenix as marketing coordinator for principals Stein Koss and Thomas Louer of the Koss/Louer Team. She will be involved in the leasing, selling and marketing of the industrial team's portfolio. Benavidez has 15 years experience in commercial real estate including business/sales development, marketing plans, public relations, website development and planning and coordinating events. She previously worked as marketing project manager for CBRE in Phoenix and Grubb & Ellis in Seattle.

Justin Kelton

Justin Kelton, executive vice president of McCarthy Building Companies Inc., joined the board of directors for the Support Sky Harbor Coalition, a nonprofit that supports the continued development of Sky Harbor and the enhancement of its existing operations. McCarthy built portions of Terminal 4 and an associated parking structure, and more recently, the McCarthy-Kiewit joint venture team completed 0.6 miles of guideway and a station for the Sky Train project that serves Terminals 2 and 3 with a pedestrian bridge.

Kevin Evernham has been promoted to regional director at Ware Malcomb, a design firm in Phoenix. Evernham received his architecture degree from the University of Illinois at Urbana Champaign and his master's of architecture from Arizona State University. He is a registered architect in all 50 U.S. states, the District of Columbia and Puerto Rico.
