Borgata condo project plans move ahead

Plans for an upscale condominium project on the old Borgata site in central Scottsdale are moving forward.

Condos in the gated development Enclave at Borgata will range from 1,500 to 4,100 square feet in size.

New York-based JEN Partners and Antera Development plan to start selling the 90 homes planned for the Enclave at Borgata, near the southwest corner of Scottsdale Road and Lincoln Drive, early next year.

The Enclave is described as a condo project with a "soft design, resortlike amenities, breathtaking views, within walking distance to many convenient amenities."

Prices for the condos could start at $1 million or more, but the developers say price information won't be available until they file a public report with the Arizona Department of Real Estate during the first quarter of 2015.

The Borgata, a Tuscan-themed outdoor shopping center built in 1981, was torn down last year after the Scottsdale City Council approved the demolition in August 2013. Some residents living near the center protested its demise.

In 2012, AV Homes of Scottsdale bought the Borgata for $12.75 million. The homebuilder planned to develop 218 condos on the almost 5-acre site. But in March, AV sold the land to JEN for $13.9 million.

"Few locations offer so much in one spot," said Mike Jesberger, president of Antera and former executive with developer Terrawest. "We expect some buyers will downsize from larger homes with maintenance and landscape burdens."
